You don’t hire a REALTOR® just to find a home—you hire one to help protect you through one of the biggest financial decisions of your life.
Finding properties is only one small part of what we do. An experienced REALTOR® can help you understand the local market, evaluate pricing, identify potential concerns, negotiate terms, navigate inspections, understand contracts and deadlines, and anticipate issues you may not know to look for.
And when you're buying in an area like Naples, local knowledge can be especially important. Two homes that look similar online may have very different ownership costs, community amenities, rental restrictions, membership structures, insurance considerations, resale potential, or even lifestyles.
The goal isn't simply to get you to closing. It's to help you make a decision you'll still feel good about after closing.
2. What Should You Focus on First When Choosing a Home?
We always encourage buyers to prioritize the things they can't change first.
You can replace flooring. You can paint walls. You can remodel a kitchen.
You can't move the house.
Location, community, view, lot position, surrounding properties, property type, and overall lifestyle can have a tremendous impact on both how much you enjoy your home and how attractive it may be to future buyers.
It's easy to fall in love with beautiful finishes, but don't let cosmetic features distract you from the fundamentals.
Prioritize what you can't change—then focus on the things you can.
3. What Determines a Home's Resale Value?
Even if you have absolutely no plans to sell anytime soon, resale value deserves a place in the conversation when you're buying.

Here in Florida, improvements such as impact-resistant windows and doors, newer roofing, updated mechanical systems, and other storm-related features can also be particularly attractive to buyers.
But there's an important distinction between adding value and adding something you personally love.
A highly customized improvement may be worth every penny to you because it makes your home more enjoyable—but that doesn't necessarily mean the next buyer will pay the same premium for it.
Before making a major improvement with resale in mind, ask: Will this appeal to most buyers, or primarily to me?
5. Do You Need a Large Down Payment to Buy a Home?
One of the most common misconceptions we hear is that you need 20% down to purchase a home.
That's simply not always the case.
Depending on your qualifications, the property, and the financing program, there may be options requiring considerably less than 20% down.
The right down payment isn't necessarily the largest one you can make. It should be considered alongside your monthly payment, interest rate, cash reserves, closing costs, future expenses, and overall financial goals.
That's why we encourage buyers to speak with a trusted lender early in the process—even if they're only beginning to think about purchasing.
Knowing your options can completely change what you thought was possible.
